Do You Have an Aging Roof?

  • There is slight curling on shingles. Years of exposure to weather elements can cause shingles to expand and contract faster than other materials, causing the layers to peel away from each other. While minor curling does not pose an immediate threat to your home, it can rapidly lead to leaks and compromise the structural integrity of the roof.
  • Sealant is showing cracks. Sealant or caulking is a material used to seal seams in the roof through which water can seep. After decades of resisting elements, such as heat, moisture and hail, the sealant eventually becomes dry, brittle and cracked. When the sealant has reached its maximum service life, it will not be able to keep elements out.
  • The paint is blistering. Blisters or bubble-like marks form when the trapped moisture between the roofing layers expands. As a result, it lifts the paint off the material, leaving unsightly blisters on the surface of the roof. Once a blister pops, it exposes the material underneath, which will definitely accelerate the wear and tear of the roof. Keep in mind that as your roof gets older, your annual premium will also likely increase. A new roof, on the other hand, can help lower your rates because it makes your home safer.
