Typical Things to Expect From a Professional Roof Inspection

Regular roof inspections can spot and fix small problems in your roof before they become major roofing issues. It’s important to ask your roofer to check your roof every once in a while in order to keep your roof in good condition. Here’s what’s involved with one.

  • Workmanship Inspection – A good roofing contractor will examine your roof to look for problems in workmanship that can increase the risk of leaks and other roof damage. For example, they will look for incorrectly installed flashing around the roof penetrations.
  • Structural Inspection – A good roofer can check for signs of sagging and uneven roof planes. For example, we will also assess the condition of the fascia, soffit and gutter system. We might also check your masonry chimneys and the venting in your attic. Improper venting in the attic can cause moisture and heat buildup. This buildup can damage your roof and reduce its lifespan.
  • Interior Inspection – The roof inspector can also check your interior walls, the attic and your interior ceilings for signs of water infiltration. These signs include water stains, rot and mold growth.
  • Material Inspection – This time the roof inspector will look for missing flashing or fasteners and loose, damaged, missing or curling asphalt shingles. They can also check the rubber seals and boots around the vent pipes.
