Understanding the Top Causes of Commercial Roof Damage

Preventing commercial roof leaks is an important concern for building managers and property owners. Keeping a commercial roof in good condition requires appropriate building and roof maintenance practices. 

Pooling Water

Commercial buildings often have low-sloped roofs. These types of roofs need to have a well-maintained drainage system in order to prevent water from forming pools when it rains. Clogged drains or a poor roof installation can allow water to collect on top of the roof. This standing water puts a lot of pressure on the roof membrane, and it can cause the roof material to deteriorate, eventually leading to roof leaks.

Strong Winds

Strong winds can cause a lot of issues for commercial roofing products that are not correctly installed or maintained. For example, the pressure from the wind can combine with internal air pressure from improperly installed flashing. This can cause wind uplift. Wind uplift can damage the membrane and seams of the roof. Strong winds can also blow off vents and chimney caps. You should invest a roof maintenance program to prevent these sorts of problems.

Punctures

It’s important for you to strictly regulate the amount of people who are allowed to spend time on your commercial roof. The movement of people on your roof can cause scrapes and cuts that can cause roof leaks. You should also make sure that the areas surrounding the roof penetrations are effectively sealed. These seals need to be flexible enough to deal with roof expansion and contraction.
