The gap between the verbal pitch and the written contract is exactly where homeowners get hurt. Understand that there is a significant difference in a prorated warranty vs. a non-prorated warranty. A prorated warranty covers manufacturer defects of the shingles only. That means that if there is a defect, you will only get paid for the shingles themselves (and it’s often not even actual money, it’s a voucher for a new batch of the same product). You will still have to pay for labor to remove the defective shingles and installation of the new shingles, plus the disposal fee. We all know that manufacturers across the board can make mistakes. The non-prorated warranty will cover you in the event this happens. It covers removal of the old product and installation of the new product. It means no money out of your pocket in the event of a manufacturer defect. Verify the information means what you think it means. A prorated warranty is presented in different ways. Some of those terms are ‘out of the box’, ‘builder’s grade’, ‘basic’, ‘economy’, ’20 to 30 year roof’. But if it doesn’t say ‘non-prorated’ then it’s a prorated warranty. If a salesperson tells you it’s a non-prorated warranty, ask to see the warranty document. We at Renaissance Roofing are happy to walk you through the fine print any time.
